The jump comes from three features and the layout around them. Those features are dual vanities, a freestanding soaking tub, and a steam shower. The figures below are market ranges, not my fees.

Why the Jump Past $50,000
A standard primary bath upgrade covers one vanity, a quality shower, and good tile. A premium build adds three specific features. Each one adds real cost. Each one also changes daily life in the room.
In my 24+ years designing Sarasota homes, I hear the same request. Clients ask for these three features once they decide to go premium. They aren’t trends. They separate a nice bathroom from a true retreat.
Dual Vanities
A single vanity, even a large one, is a standard-tier feature. Dual vanities mean two full sink stations. Each often has its own storage and lighting. This adds plumbing, cabinetry, and counter material. For couples, it’s usually the first upgrade requested.
Freestanding Soaking Tub
A freestanding tub is a statement piece, not a necessity. It needs its own floor space and its own filler. It often needs its own tile surround too. Placement matters most here. A tub with a water or garden view earns its cost.
Steam Shower
A steam shower is a sealed, glass-enclosed unit. It needs a steam generator, bench seating, and a fully waterproofed ceiling. It’s the most technical addition in a premium bathroom. In Sarasota’s humidity, the waterproofing has to be right the first time.
Clients often want all three features on day one. I usually recommend the steam shower and dual vanities first. They change your daily routine the most. A freestanding tub is beautiful, but it gets used less than people expect.

The three features alone don’t explain a $50,000+ total. Layout changes do. Moving plumbing to fit all three adds cost fast. If your layout has to change, expect a total near the top of the range.

Why Sarasota Homes Need This Approach
Sarasota’s climate isn’t gentle on bathrooms. Salt air and humidity attack grout, fixtures, and steam equipment faster than a dry climate does. A premium build needs materials and ventilation made for that.
Homes on Siesta Key and Casey Key face this most directly. A steam shower near the water needs corrosion-resistant hardware. It also needs a fan sized for the room, not one pulled from a catalog.
