Home renovation timeline Sarasota — a home mid-renovation
A Sarasota home mid-renovation

A home renovation timeline in Sarasota has five phases: design, permits, ordering, construction, and final inspection. A full kitchen remodel takes 6 to 12 weeks of construction. A major one can run 3 to 8 months start to finish. Florida law gives the permit office up to 30 business days for most single-family homes.

The construction part is rarely what surprises people. The waiting around it does. Permits, back-orders, and storm season add weeks most estimates leave out. I’ve designed Sarasota homes for 24+ years, from Siesta Key to Lakewood Ranch. Here is how the calendar really works.

Your Sarasota Home Renovation Timeline, Phase by Phase

Every project moves through the same five phases. What changes is how long each one takes.

PhaseWhat happensWhat sets the length

2. PermitsPlan review by the city or countyProject type, size, and corrections
3. OrderingCabinets, stone, fixtures, appliancesStock or custom products
4. ConstructionDemolition through finishesScope and hidden damage
5. Close-outFinal inspection and punch listInspection scheduling

Phase 1: Design

Design comes first because every later phase depends on it. The permit office reviews drawings. Suppliers price exact selections. Contractors schedule against a finished plan.

On a renovation, my work covers space planning, 2D drawings, and 3D renderings. It also covers material and furnishing selections. The fastest designs come from quick, firm decisions.

Phase 2: Permits and Florida’s Review Clock

Most structural, plumbing, and electrical work needs a permit. Your licensed contractor usually files it. Florida law then puts the review on a clock.

Permit typeLegal deadline to approve or deny
Existing single-family home, work under $15,0005 business days
Home under 7,500 sq ft30 business days
Home of 7,500 sq ft or more60 business days

These limits come from Florida Statute 553.792. The clock starts only once the application is complete.

The office has 5 business days to flag missing items. If plans fail code, you get a written notice. You then have 10 business days to send fixes. The office has 10 more business days to decide.

So one round of corrections can add about four weeks. Complete drawings are the best way to avoid it.

Homes in unincorporated Sarasota County go through the Sarasota County Building Division. You can track plan review status online. Homes inside the City of Sarasota, Venice, or Longboat Key use their own offices.

Phase 3: Ordering Materials

Lead times decide more schedules than labor does. Here is what cabinet delivery looks like, per Fixr’s kitchen remodel timeline:

Cabinet typeDelivery time
Stock1–2 weeks
Semi-custom4–8 weeks
Fully custom3–6 months or longer

Countertops come after the cabinets go in. Fixr adds two days to a week for that step. High-end appliances and custom cabinets stretch timelines the most.

Phase 4: Construction

Construction is the phase you live through. Here are the ranges for the two most common rooms.

  • Kitchen: 6 to 12 weeks for a full remodel with stock cabinets. Load-bearing walls, moved plumbing, or custom cabinets push it to 3 to 8 months, per Fixr.
  • Bathroom: 3 to 8 weeks from design sign-off to walkthrough. See my bathroom remodeling in Sarasota page.

Licensed contractors do the building. I coordinate with them and check the work against the plan. For kitchen scope, see my kitchen remodeling in Sarasota page.

A Sample Kitchen Calendar

Here is how the phases stack for a kitchen with semi-custom cabinets. It assumes design is final and nothing goes wrong.

StepTimeRuns alongside
Permit reviewUp to 30 business days (about 6 weeks)Cabinet order
Semi-custom cabinets4–8 weeksPermit review
Construction6–12 weeksStarts once the permit is issued

File the permit and order cabinets in the same week. That way the wait for one hides the wait for the other.

Add six weeks of review to 6 to 12 weeks of work. That gives 12 to 18 weeks after design. Treat that as a planning range, not a promise. One round of permit corrections adds about four weeks.

How to Keep Your Schedule on Track

  • Finish every selection before ordering. Late changes restart lead times.
  • Submit complete drawings. Missing items stop the permit clock before it starts.
  • Ask for lead times in writing. Get dates for cabinets, stone, and fixtures.
  • Set up one weekly check-in. Small problems get fixed before they cost a week.

What Stretches a Sarasota Timeline

Five local factors add the most time. Plan for them before demolition starts.

  • The FEMA 50% rule. In flood zones, large projects may trigger full flood-code upgrades. That can mean more design and permit time.
  • New flood maps. New FEMA flood maps took effect in Sarasota County in March 2024. Check your zone again, even if you checked before.
  • Hurricane season. It runs June 1 to November 30. Ask how your contractor protects an open house from a storm.
  • Condo rules. Your association may limit work hours and require its own approval. Ask for the rules first.
  • Hidden damage. Older homes hide rot, leaks, and old wiring. Each repair adds days.

The County also notes one flood-zone rule many people miss. In a flood zone, a flood-damaged outdoor unit, like an AC, must be raised when replaced.

My Advice: Order Before You Demolish

The costliest delay I see is a gutted room waiting on one part. A vanity or tile order slips, and nothing can move.

I work the other way. Every selection is final before demolition starts. Long-lead items are ordered early, so they arrive on time.

It feels slower at the start. But your home spends less time torn apart.

Timing by Neighborhood

Where your home sits changes which phase runs long.

On Siesta Key, Casey Key, and Longboat Key, plan extra design and permit time. Barrier island homes often sit in flood zones. Salt air also limits which metals and finishes hold up.

In Downtown Sarasota and the Rosemary District, many projects are condos. Association approval and set work hours shape the calendar.

In Lakewood Ranch, many homes are newer. Projects there often focus on layout and finishes, so construction can move faster.

Frequently Asked Questions

How long does a home renovation take in Sarasota?

It depends on scope. A full kitchen remodel takes 6 to 12 weeks of construction. A major kitchen runs 3 to 8 months. Add design time and up to 30 business days for permits.

How long do permits take in Sarasota County?

Florida law sets the limit. Most single-family homes under 7,500 square feet get a decision within 30 business days. Some work under $15,000 on an existing single-family home gets 5 business days.

What delays a renovation the most?

Material lead times, permit corrections, and hidden damage cause most delays. Custom cabinets alone can take 3 to 6 months. Final selections before demolition prevent most stalls.

Can I renovate during hurricane season?

Yes, but plan for it. Hurricane season runs June 1 to November 30. Ask your contractor how they protect open walls and roofs before you sign.

Does a designer make the renovation faster?

A finished design reduces stops. Permit drawings are ready, and selections are final before ordering. That cuts the waiting that stretches most schedules.
